SAVE MONEY AND AVOID BIG MISTAKES WHEN BUILDING A NEW HOME

I want to help you save money when building your new home.  I will  share several reasons why you should hire KHB Interiors when you are building a new home.  Architects and contractors are typically very skilled and very talented at what they do -- but not at design and don't think they are... they build houses... mainly! 

Recently with some of my new clients I keep running across the same issues when reviewing their plans and thought I would give you a reasons why investing in another set of eyes PRIOR to construction is well worth the investment.

Selecting all of your permanent selections… what are those you may ask?  Those are all the items that stay with your home even if you move.  You want to ensure that you flooring, your countertops, your tile, your backsplash, your bathroom flooring, your powder room flooring, your shower tile, your feature walls, and all fixtures in bathrooms and kitchen all play well together. This is truly an art! 

ARCHITECTURAL FEATURES - Your designer will sit down with you, review your design style and help create the home you  envisioned by adding those interesting features you see in magazines.  I am your idea person --- 

Plan review --look at the floor plan, the flow, how the furniture will fit in your space ---

Find mistakes or oversights in your plans --something I always see - dining room chandeliers in the center of the room when the client specifically told their architect and builder they were planning on placing an antique buffet on the left wall.  Light fixtures need to be placed over the center of your table or your furniture! This is what I see way too often.  By catching this pre-construction, it avoids paying an electrician after you have moved in to change things.

Recently in a very formal living room, the builder had only specified recessed lighting when the client wanted an heirloom chandelier in that room -- After reviewing the plans and realizing the mechanical was running straight across where we wanted the chandy, we caught this in time for the mechanical and the electrical plans to be amended! Recessed lights have their place but not flooding a formal 'ladies room'. 

Another common mistake is for builders to place the floor outlets in the wrong location.  When we talk about your furniture placement and plans, we can avoid things like this.   Here you see... these outlets will not be covered up by any furniture and will be a nice bump under a rug if you try to hide them, not to mention it's only 4 feet from the fireplace...let's get that addressed from the start! 

Other lighting issues seem to always be lurking deep inside of the plans... like a Jack and Jill with only one ceiling light fixture.  Builders don’t seem to value the beauty and the functionality of sconces in bathrooms.. We help you with ensuring you have various types of lighting in each room.

Also, often exterior lighting is not sufficient --   we will ensure enough exterior lighting is in place.

Speaking of lighting-- do not let your builder select your lighting. It will be all 'builder grade', all very unimpressive and usually all in one metal. I recently went into a brand new home where the builder selected all of the finishes --- every piece of hardware, every piece of lighting and every hinge and fixture was all brushed nickel…. I have to say it was quite boring and very flat.   It was missing the ‘ummmpphhh’  we all want.  

Working with us we will help you coordinate all of your metals from the kitchen hardware, to the door hardware to the lighting.  

Your designer is your person to liven up your space and create a design plan to 'mix your metals' for depth and interest.  I recently went into a few new constructions, where every single bit of the home was brushed nickel-- doors, faucets, lighting... it simply was flat! 

Lastly -- we can help you 'work, communicate, and maybe even deal' with your builder!
